The total dollar volume of sales is up significantly in every one of our towns in Coastal Delaware compared to the 1Q of 2014. Even though the winter weather brought some snow and ice to our region, it did not slow down sales in any way. Sales in every town are up over 20% over the same timeframe last year. Of particular note, sales volume in Rehoboth Beach and Lewes are up 30% over last year and momentum continues unabated across our region.

This next graph shows the median price paid for residential property in each town. The largest increase in median price came from North Bethany, where the median price was 1.4M compared to 800K the previous 12 months. Of note, every coastal town, with the exception of Lewes which remained relatively flat, showed a fairly significant median price increase.

Lastly, here is a look at the luxury market in 1Q 2015 vs 1Q 2014. There was a 40% improvement in volume of over $1MM properties sold in Coastal Delaware in 1Q 2015, which translates to 28 luxury homes sold vs 20 in 1Q 2014.  Rehoboth Beach led the markets with 13 sales over $1MM in 1Q 2015 followed by Bethany.
